We completed the renovation of LifeLabs in Oakridge Mall. It would be Added on to Gallery soon but I just upload the brief photo .

Heating system cost

I attended to Home Builders’ Association seminer last week .
New tec will be high initial cost but long tearm it will save money.

Approx rough Cost ($/SF) for heating system & Operating cost.
High initial(capital) cost Low to High
1. Electric Baseboard $0.9 -$1.75
2.Forced Air $2.50 -$3.50
3.Hot Water Base board $3.50 -$4.00
4.Hot W. Radiant Floor heat $5.5 – $7.25

I went to Tsawwassen for reno meeting today.
Cliant house is set to Point Robert.
so, I cross bordar to fill gas( Of cause I bring my passport ).

95C/litter for regular gas. $CDN/ $USD.
our price today is $1.25/l.
I heard, week end will be long line up to cross bordar, but can save money.

House Wrap

Recently I see some House wrapping(Covering) in Vancouver Area.
This is good idea and good system for winter season exterior renovation such as additional floor work,
dormer. specialy good for rainy vancouver.

I do not know how much cost for this system, if cliant could affoard this house wrap, I would like to try to use
in our future projects.

Clothes Drying Rack

we did laundry room Reno last september.
House owner using simple lope for cloth drying rack when she did not use elec dryer.
we mentioned to hed folding clothed rack whic we found by internet.

It was from Toronto area and this products price was about $200.
House owner was very happy with this product.
When she does not use it,she can fold as photos. Very cool !.
If you have enough space at your laundry room , should try ..
