Large scale commercial renovation projects, those that involve industrial, retail, office, entertainment, education, or health facilities, require the expertise of specialized contractors, tradespersons, and professionals.  When it comes to choosing a commercial renovation company, you want to make sure that you work with a reputable contractor that understands the nuances of commercial design, building permits and codes, city zoning, and even equipment and material purchasing.

Depending on the size of your project, you may not need to seek out specialized services; but, for the most part, it is always advisable to work with professionals in the commercial renovation field because there are a wide range of issues that may arise during the course of a project that a residential contractor or renovation company may not anticipate or understand.  For example, permits for commercial projects have different requirements than permits for residential projects.  So, how do you go about choosing a commercial renovation company?

First of all, you want to work with a company that has a good reputation in your region.  Often, a quick online search will provide you with a comprehensive list of local commercial contractors, and nowadays you can even read reviews made by past customers.  This is a good starting point for finding commercial renovation companies, but you should take some time to dig a little deeper.  Are they experienced in the type of project you are undertaking?  A renovation company that specializes in restaurants is probably not the best choice for an office renovation.  So, look for a contractor with relevant experience in addition to adequate references that validate positive online reviews.

Next, you want to make sure that the renovation company is adequately licensed and insured.  Licensing requirements vary between provinces, but most tradespeople will require appropriate certification to work.  You also want to verify your renovation company holds appropriate liability insurance in order to protect your own business.  A commercial renovation company that cannot provide evidence of licensing or insurance should never be hired.

Of course, you also want to work with a company that fits your budget.  You should put out a request for bids from a number of potential renovation companies making sure that those bids include all anticipated costs.  More detailed proposals and cost breakdowns show that your commercial renovation company has put thought and effort into their bid; plus, when you review these bids you can check to see if anything is missing.

Finally, choose a commercial renovation company that demonstrates good communication.  You need to be able to communicate easily with your contractor so that you can work through any problems (and there will be problems) as they arise during your project.  Effective communication between client and contractor is the cornerstone to a successful renovation.
